If you plan to attend this meeting in person, masks will be required the entire time. If the weather is nice, we will bring some seating outside to help with social distancing. A speaker will be outside so shareholders can hear what's going inside the boardroom and shareholders will be welcomed to walk in for commenting.

Dear Tenant Shareholder:
The Spring Semi-Annual Meeting of the Shareholders of the 4900 Drexel Cooperative Apartments Corporation will be held on Saturday, July 17, 2021 at 2:00 pm in the meeting room.
The major agenda item for the meeting will be the review and acceptance of the Budget for 2021-2022. It is imperative that we have a quorum. Please plan to be present. If you are unable to attend the meeting please review the enclosed budget and prepare to cast your vote.
This year you will again have the option of voting in person, by mail or on-line. If you are voting by mail please carefully review the enclosed budget mark and sign the enclosed proxy and return it in the stamped addressed envelope. For those here in the complex you may drop your proxies into the meeting room mail slot.
Your immediate attention in this matter will be greatly appreciated. There will be a social gathering following the meeting.

SUBJECT: Proposed Budget for 2021-2022
The budget committee of the 4900 Drexel Cooperative Apartment Corporation is submitting a 2021-2022 Budget for your approval. Although there were a few challenges, the fiscal year of 2020 was a relatively successful one. We had ample funds to cover all major expenses. All bills have been paid and we have no outstanding accounts payable. The good news is that we paid off our 15 year capital improvement loan with Bank Financial effective June 1, 2021. (From $350,000.00 to $000,000.00.) In addition, to help with our financial solvency, we added to our operational capital $37, 208.00 from the sale of the unit at 4916 South Drexel, 1 East. There are also 3-4 other units likely to be sold in the near future. Currently our contingency reserve exceeds $45,000.00 and our operating funds exceed $35,000.00.
Delinquencies have been reduced and 3 shareholders have made reasonable payment plans with the Board that will liquidate their delinquencies in a timely manner. We will continue working with others.
Because of our healthy cash flow we are again asking for no assessment increase for the current fiscal year.
Please carefully review the proposed budget and come to the meeting with any questions you may have.
